The questions LA owners actually call about.

Answered for both humans and answer engines.
Each question is also published as structured FAQ data for search engines and AI assistants.

Westside and prime Eastside trade 4.5% to 5.0%. Koreatown and Hollywood 4.8% to 5.1%. SFV 5.0% to 5.5%. South LA 5.5% to 6.5%. Add 25 to 75 bps for heavy RSO loss-to-lease.

Yes. The transfer tax is 4% on sales above $5.4M and 5.5% at or above $10.9M (thresholds effective July 1, 2026, adjusted annually for inflation), paid by the seller. It applies to multifamily, retail, and SFR within City of LA boundaries.

No. ULA is a transfer tax on the sale itself, separate from federal capital gains tax. A 1031 defers capital gains tax but does not avoid ULA.

60 to 120 days from list to close in 2026. Marketing takes 30 to 45 days. Escrow runs 30 to 60 days. RSO-heavy buildings and over-$10M deals push toward the long end.

It depends on your loss-to-lease and exit plan. Buyers underwrite to in-place income. If your rents are 30%+ below market, value-add buyers will discount. If you can deliver vacancy or buyouts, you capture more of the upside.

Curious what your building is worth?

Free, written valuation in 48 hours. We pull comps, model RSO loss-to-lease, and back out ULA so the number you see is what you’d net at close.
